Survey & Inspection
Inspection
A focused inspection to diagnose a defined building issue, interpret cause and risk, and advise on the next step.
Technical property matters are rarely isolated. We connect condition, obligation, cost and delivery so that clients can decide with the full picture in view.
MGRA is one practice. Work is organised through three specialist routes — Survey & Inspection, Advisory & Dilapidations, and Design & Project — and six services. The order below is for reading on this page only.
Survey & Inspection
A focused inspection to diagnose a defined building issue, interpret cause and risk, and advise on the next step.
Survey & Inspection
Whether a defined change can be accommodated, and a professional opinion on the building as a whole.
Measured surveys, spatial records and lease plans are used, coordinated or reviewed where the instruction requires them.
Advisory & Dilapidations
MGRA advises landlords and tenants on dilapidations. We compare the lease and related obligations with what exists at the property — including repair, decoration and alterations — and with the evidence available, then advise on the dilapidations position and the next appropriate step.
Design & Project
Design support for alterations, repairs and refurbishment of commercial and industrial buildings. We turn the client’s brief into clear Employer’s Requirements and tender information, then coordinate the contractor’s detailed design for delivery.
Design & Project
Procurement, tendering and contract administration, including payment, retention and change processes, through to completion and close-out.
Advisory & Dilapidations
MGRA provides technical property advice where a client needs to understand risk, options, obligations or next steps before committing to works, acquisition, occupation or another professional instruction.
Is there a problem with the building?
Diagnosis, cause, risk and the next professional step.
Does the building need to accommodate a change?
Feasibility, constraints, design input and project strategy.
Not sure which route applies? Start a conversation and MGRA will help define the appropriate instruction.
For an overall professional opinion on the building, start with a Commercial Building Survey. For an acquisition, lease or investment decision, start with Technical Due Diligence.
